May 29 Public Hearing/Boone Planning Commission Meeting

The Boone Planning Commission will hold its regular meeting on Wednesday, May 29, 2024, at 6:00 p.m. in Town Council Chambers located at 1500 Blowing Rock Road in Boone, as well as remotely via WebEx, a video conferencing software.

To participate using WebEx, either online or by phone, please email Planning and Inspections at planning@townofboone.net or call 828-268-6960, and you will be provided with an email invitation to the meeting. All requests for an invitation must be submitted no later than one hour before the meeting is scheduled to begin.

The Planning Commission will hold a joint public hearing with Town Council on the following cases:

1. Case 23-0634: SPA Properties I, LLChas filed a Local Historic Landmark Application to designate the property at 611 West King Street Watauga County PIN: 2900-88-3953-000, commonly known as the Horton Hotel, as a Local Historic Landmark.

2. Cases A24-0107, A24-0109, and A24-0110: The Town of Boone has filed a Local Historic Landmark Application to designate the properties at 150 Clay House Drive (Watauga County PINs: 2900783934000, 2900790308000, 2900699070000) as a local historic landmark.

3. Case A24-0269: In conjunction with a request for voluntary annexation, the Town of Boone has initiated the zoning of property at 1585 and 1587 US Highway 421 North owned by Todd and Jessica Nolt. The zoning districts that are to be considered include R1 Single-Family Residential, R1S Small Home Residential, R1A Single-Family Residential with Accessory Dwelling, R2 Two-Family Residential, or R3 Multiple-Family Residential along with the Corridor District overlay.

4. Case A24-0273: In conjunction with a request for voluntary annexation, the Town of Boone has initiated the zoning of properties at 389 Eastview Dr. (Watauga County PINs: 2901-91-6572-000& 2901-91-4666-000) owned by the Priscilla Rich Living Trust to R1-A Single-Family Residential with Accessory Dwelling along with the Viewshed Protection District overlay.

5. Case A24-0265: Mediation & Restorative Justice Center has submitted a Conditional District Zoning Map Amendment to rezone property located at 209 Sunset Drive from R1 Single-Family Residential to OI Office Institutional with a site-specific plan for Use 2.03 Halfway House Category 1.

6. Case A24-0264: Mediation & Restorative Justice Center has submitted a Conditional District Zoning Map Amendment to rezone 504 Green Street from R1A Single-Family Residential with Accessory Dwelling to OI Office Institutional with a site-specific plan for a Use 2.04 Halfway House Category 2.

Written comments on these cases will be accepted until 24 hours before the hearing and may be emailed to planning@townofboone.net or delivered to the Planning and Inspections Department at 680 West King Street, Suite C, Boone, NC 28607. The full text of the proposed amendments may be obtained from the Town Clerk. Substantial and insubstantial changes may be made to each amendment following the public hearing.
