April 2025 High Country Association of Realtors® Market Report

The High-Country Real Estate Market, which consists of Alleghany, Ashe, Avery, and Watauga counties saw sales down in April 2025 by 30.4% compared to April 2024, with inventory up 18.3% compared to April 2024. In April 2025, there were 103 closed sales on single-family and condo/townhouse properties. The combined closing total of sales for April 2025 was over $64 million compared to a closing total for April 2024 of $90.7 million. However, the combined median sales price for all four counties was $519,000 for April 2025, up 0.3% compared to April 2024. Weather conditions have not been in the High Country’s favor so far this year.

Nationally:  According to a May 15, 2025, real estate report from the National Association of REALTORS® “Shoppers see more homes for sale today than one year ago, and encouragingly, many of these homes have been added at moderate income price points,” says Danielle Hale, realtor.com®’s chief economist. “But as this report shows, we still don’t have an abundance of homes that are affordable to low- and moderate-income households, and the progress that we’ve seen is not happening everywhere.”

Also, according to the NAR report “the increase in overall listings—up nearly 20% compared to a year ago—is a hopeful sign for a housing market that has long been starved for inventory for a decade. It may also bring relief to some buyers, with price pressures beginning to ease in markets where inventory is rising most.”

INVENTORY: Alleghany, Ashe, Avery, and Watauga Counties had 774 active single-family and condo/townhouse listings during April 2025, with 295 new listings coming onto the market. This is a 7.5% supply of inventory, up 70.0% compared to April 2024. 

LAND: The 4 counties combined had 1,320 active land listings during April 2025, with a 23.2%-month supply of local land inventory, this is down 6.1% compared to April 2024. Land sales for April 2025 were $9.1 Million. $6.9 Million

COMMERCIAL: There were 8 active commercial properties listed in the High-Country Multiple Listing Service for our 4 counties during April 2025. There were two commercial sales within the four counties during April with a closing price of $1,279,000.

Alleghany County: Realtors closed on eight residential sales in April 2025, with no change from April 2024. The county's median sales price for April 2025 was $361,875. up 5.0% compared to April 2024. There are currently 78 active residential listings, up 44.4% from April 2024 and 26 new listings in the county. There were seven land closings in April 2025, down 22.2% compared to April 2024, with a median sales price of $30,000. There are currently 245 active land listings in Alleghany County.

Ashe County: Seventeen residential sales were closed in April 2025, and the median sales price was $322,000, this was down 17.8% compared to April 2024. There are 120 active residential properties, and Ashe added 56 new listings in the county during this month. Twenty-two land sales were also reported for April 2025; the median sales price was $45,500. There are currently 347 active land listings and 56 new land listings in Ashe County.

Avery County: Twenty-two residential properties closed in Avery County in April 2025 with a median sales price of $402,500, down 21.1% from April 2024. There are 257 active residential properties available in Avery, with 96 new listings added in April 2025. There were 6 land sales in April, with a median sales price of $53,750, down 63.9% from April 2024. There were 284 active listings for land and 43 new land listings in Avery County in April 2025.

Watauga County: The market in Watauga saw 56 residential properties close in April 2025, with the median sales price being the largest in our counties, at $572,500, up 1.3% from April 2024. There are 319 active residential properties in the county and 117 new listings in April 2025.  Twenty-two land closings were recorded for April 2025, down 12.0% from last year. The median sales price was $113,000, up 32.9% from April 2024. There are currently 444 active listings for land in Watauga County and 55 new listings for land added to Watauga County this month.
