The High Country real estate market posted 118 closed residential sales in April 2026, generating a combined closing total of $79.3 million across Alleghany, Ashe, Avery, and Watauga counties, according to the High Country Association of Realtors.
The four-county median sales price for April was $512,500, up 13.9% from March. Inventory continued to grow, with 927 active single-family and condo/townhouse listings — a 21% increase from the prior month — following 386 new listings, which were up 45.1% from March. Homes spent a median of 62 days on market, down 39.8% from March. The median sold price per square foot was $322, up 12.6%.
Nationally, the National Association of Realtors reported that pending home sales increased 1.5% from February to March but declined 1.1% year over year. NAR Chief Economist Dr. Lawrence Yun noted that contract signings rose despite higher mortgage rates, pointing to pent-up demand. “A greater supply of inventory will help translate that demand into more home sales,” Yun said.
COUNTY BREAKDOWN
Watauga County: 60 closed sales, up 5.3% from March. Median sales price of $570,000, up 13.8%. Active inventory: 376 properties, with 172 new listings, up 43.3%.
Avery County: 30 closed sales. Median sales price of $560,000, up 14.5% from March. Active inventory: 284 properties, with 90 new listings.
Ashe County: 19 closed sales, down 24% from March. Median sales price of $384,300, up 4.1%. Active inventory: 175 properties, with 87 new listings, up 42.6%.
Alleghany County: 5 closed sales, up 25% from March. Median sales price of $345,000, up 20.8%. Active inventory: 91 properties, up 28.2%.
LAND
The four-county area closed 49 land sales in April with a median sales price of $79,000, up 53.2% from March. There were 1,277 active land listings and 209 new listings, up 27.4%, resulting in a 26.1-month supply.
COMMERCIAL
Seven commercial properties were actively listed in the High Country MLS during April. Two commercial sales closed during the month, totaling $755,000.
